Why buyers from Edmonton choose Spruce Grove

Spruce Grove sits directly west of Edmonton on the Yellowhead Highway (Hwy 16). From Deer Park Estates, West Edmonton Mall and the west-end business parks are a 20–25 minute drive; downtown Edmonton is about 35 minutes; Edmonton International Airport is roughly 45 minutes. Spruce Grove Transit Route 560 connects the city to Edmonton for commuters.

You get more land for your money than in a new Edmonton infill or suburb: wider frontages, deeper lots, walkout and pie-shaped options backing onto ponds and treed reserves. Spruce Grove has its own schools (Parkland School Division and Evergreen Catholic), the TransAlta Tri-Leisure Centre, hospitals and clinics nearby, and a full retail strip along Highway 16A — so day-to-day life stays local.

What is Deer Park Estates?

Deer Park Estates is a master-planned residential community in the northwest of Spruce Grove, Alberta, developed in stages by Broadview Developments Inc. The plan spans more than 220 acres with two stormwater ponds, preserved natural areas, tree-lined streets, parks, playgrounds and walking trails, plus a neighbourhood commercial centre at the gateway.

Stages 1 to 6 are built out and lived in. Lots in Stages 7 and 9 are committed to builders, Stage 8 is now selling, and later stages will follow as the community grows. Every lot is sold to approved custom home builders — not to the public directly — which keeps design quality consistent across the neighbourhood.

How to buy a new home here

  1. 01

    Browse the lots

Open the interactive master plan or the Stage 8 page and tap any lot to see its size, frontage, depth and whether it's available or already committed.

  2. 02

    Choose a builder

Lots marked Home Coming are committed to a specific builder — contact that builder to build on it. Available lots can be built by any of our approved builders.

  3. 03

    Design and build

Your builder handles the lot purchase, design, permits and construction. A typical custom build in Spruce Grove takes 7–10 months from permit to possession.

  4. 04

    Move in

New homes in Alberta are covered by mandatory new home warranty (1-2-5-10 years), so you move in with protection on workmanship, systems, envelope and structure.
